This Sweepstakes is open only to natural persons who are legal residents of Arizona, California, Colorado, Florida, Idaho, Illinois, Indiana, New Mexico, Oregon, Tennessee, Texas, Utah, Virginia, or Washington who have reached the age of majority in their state of residence at the time of entry and are not otherwise ineligible (the “Entrant”). Employees of Sponsor, Administrator, and their parent companies, affiliates, subsidiaries, distributors, advertising, promotion, or fulfillment agencies, promotional partners, and all other vendors, independent contractors, entities, or individuals involved in or associated with the development, implementation, administration, or fulfillment of this Sweepstakes (collectively, the Sweepstakes Entities”) and members of the immediate family (defined as spouse, parent, sibling, child, and respective spouses regardless of where they reside) and/or those living in the same household of such employees are NOT ELIGIBLE to enter or win. By entering this Sweepstakes, Entrant agrees to be bound by these Official Rules and the decisions of the Sponsor and Administrator, which are final and binding in all respects and cannot be challenged or appealed.
This Sweepstakes begins at 12:00:00 am Mountain Time (“MST”) on Sunday August 1, 2021 and ends at 11:59:59 pm MST on Thursday September 30, 2021 (“Sweepstakes Period”). Sponsor’s clock is the official timekeeper for this Sweepstakes.
There are three (3) ways to enter the Sweepstakes. Participants may enter the Sweepstakes using any of the three (3) entry methods described below.
Share on Twitter - To receive one (1) Sweepstakes entry per day during the Sweepstakes Period Entrant may select to ‘share on Twitter’ which Entrant can post to their Twitter timeline a maximum of one (1) time per day during the Sweepstakes Period, regardless of the number of Twitter accounts Entrant may have. For posting to their timeline using this feature, Entrant will receive a maximum of one (1) entry into the Sweepstakes per day during the Sweepstakes Period. Using this entry method more than the allowed maximum per day will result in disqualification. For the Share on Twitter bonus entry to be valid, during the Sweepstakes Period and for thirty (30) days thereafter, Entrant’s Twitter profile must be public, and thus viewable by the Sponsor, Administrator, and their agents, and Entrant must include the hashtag #Sweepstakes or #Sweeps in their post. To the extent that Entrant’s Tweet promotes Sponsor, Entrant is responsible for disclosing in their referral Tweet that they received an entry into this Sweepstakes in exchange for providing a promotional message or may receive an entry into this Sweepstakes in exchange for use of their referral link to enter the Sweepstakes. If Entrant does not have a Twitter account, and would like to create one for free, visit Twitter.com or download the app in the Apple App Store or the Google Play Store and follow the instructions to set up an account. All posts to Twitter must comply with the applicable Terms of Service and may not contain obscene, lewd, derogatory, infringing, illegal, or inappropriate content, communicate messages inconsistent with the positive images with which Sponsor wishes to associate itself, or otherwise violate these Official Rules, as determined by Sponsor in their sole and absolute discretion.
Multiple participants are not permitted to share the same Twitter account. All rules, guidelines, and terms and conditions of Twitter, Inc. apply. By including the hashtag #Sweepstakes in their Tweet post, Entrant is confirming their acceptance and agreement to these Official Rules.
Entrant must (1) post the pre-approved Tweet that is auto-populated without alteration and and (2) add to the Tweetshare what Entrant would celebrate in a new home. using #CelebrateLowRates; (3) tag @RanLife.
Entrant is eligible to receive a maximum of sixty-one (61) entries into the Sweepstakes using this method of entry. Tweets deleted after posting will disqualify that entry.
Complete a RanLife home loan application - New RanLife customers may, during the Sweepstakes Period, complete and submit a home loan pre-approval quick form submission on www.ranlife.com/celebrate or on any other www.ranlife.com web page after visiting www.ranlife.com/celebrate. Entrant is permitted to submit a maximum of one (1) home loan pre-approval quick form during the Sweepstakes Period regardless of the number of emails, telephone numbers, or properties they may own. Duplicate entries or attempted entries from the same email address will result in Entrant’s disqualification.
Without Sharing or Applying (the “AMOE”) - To receive one entry into the Sweepstakes during the Sweepstakes Period, you may email your complete first and last name, street address (no P.O. boxes), city, state, ZIP code, date of birth (mm/dd/yyyy), daytime and evening telephone numbers, Twitter account handle (if available), and valid email address (“Emailed Entry” or “Entry”). Emailed Entries must be received during the Sweepstakes Period to be eligible for entry.Entrant using this method of entry shall receive a maximum of one (1) entry in the Sweepstakes regardless of the number of emails they may have. Duplicate entries or attempted entries from the same email address will result in ineligibility with respect to all entries from that email address. Email entries will not be acknowledged. Proof of sending is not proof of entry.
A maximum of one-hundred-twenty-two (122) total entries per Entrant during the Sweepstakes Period as detailed in these Official Rules will be accepted using the Share on Twitter and Complete an application entry methods (or a maximum of ten one (1) total entry per Entrant in the event that Entrant uses the AMOE method of entry,.
The time stamp on the Tweet or email will determine whether the Entry is received during the Sweepstakes Period. Sponsor is not responsible for changes to Twitter or email functions that may interfere with this Sweepstakes or the ability of Entrant to timely enter this Sweepstakes. Sponsor will conduct a random drawing within five (5) days after the end of the Sweepstakes Period, from among all eligible entries received during the Sweepstakes Period, to determine the Prize winners.
The Grand Prize Winner and First Prize Winners are collectively referenced hereinafter as “Prizewinner(s)”. The Grand Prize and the First Prizes are collectively referenced hereinafter as “Prize.”
If a potential Prizewinner is found ineligible or fails to comply with these Official Rules, that individual’s claim to a prize is forfeited and an alternate qualifying and eligible Entrant may be selected, at Sponsor’s sole discretion.

Each prizes consists of only those items specifically listed as part of the prize. Prizewinners must look to the manufacturer for any warranties or guarantees. No transfer or substitution of prizes, except by Sponsor in the event an advertised prize is not available. In such cases, Sponsor may substitute a prize of equal or greater value. Taxes on prize are the sole responsibility of the Prizewinners. No cash redemption or transfer of prizes permitted, other than as provided in these Official Rules, without Sponsor’s approval.
Prize images depicted in advertising and promotional materials may vary from the actual prize, as any depiction of prize is for illustrative purposes only. The trademarks, trade dress, and other intellectual property associated with prizes are the property of their respective owners, who are NOT affiliated with this Sweepstakes, and no endorsement is suggested or implied. Sponsor, Administrator, or their designee will attempt to notify each potential winner of their winning status via email, phone, or direct message to that winner’s Twitter account from which the tweet was made. If a potential winner does not meet eligibility criteria, or is otherwise unwilling or unable to comply with these Official Rules, or cannot be contacted within two (2) days of their name being selected as a potential winner, an alternate potential winner may be selected, in Sponsor’s sole discretion.

The Sweepstakes Entities are not responsible for false, incorrect, changed, incomplete or illegible contact information. Notification is deemed to have occurred immediately upon sending of an email, text, direct message on a social media platform, and/or placing of a phone call, one (1) day after sending via a delivery service. The Sweepstakes Entities are not responsible for electronic communications that are undeliverable as a result of any form of active or passive filtering of any kind, insufficient space in Entrant’s email account to receive email messages, or any limitations associated with receipt of text messages.
Each potential Prizewinner may be required to submit an affidavit of eligibility / release of liability / prize acceptance agreement (collectively, the “Affidavit”) and return the Affidavit within the time period specified at notification before being eligible to receive their prize(s). If any potential Prizewinner fails or refuses to sign and return such Affidavit within the time period required by Sponsor or if the prize or prize notification is returned as rejected, faulty, unclaimed or returned as undeliverable to such potential Prizewinner, such potential Prizewinner may be disqualified and an alternate Prizewinner may be selected at the discretion of Sponsor. Non-compliance shall result in disqualification and Sponsor may award the prize(s) to an alternate winner. If any potential Prizewinner is found to be ineligible, or if they have not complied with these Official Rules and all other additional or supplemental rules or instructions, or if the potential Prizewinner declines a prize for any reason prior to award, such potential Prizewinner may be disqualified and an alternate potential Prizewinner may be selected. If, for any reason, more bona fide winners come forward seeking to claim prizes in excess of the number of each type of prize set forth in these Official Rules, the winners, or remaining winners, as the case may be, of the advertised number of prizes available may be selected in a random drawing from among all persons making purportedly valid claims for such prize(s). Except where and as may be prohibited by law, participation in this Sweepstakes and acceptance of a prize constitutes the express permission of Prizewinners for Sponsor, Administrator, and their designees to use each Prizewinner’s name and/or likeness, biographical material and/or entry (including an altered form of the entry) for advertising and promotional purposes in any media without geographic or time limitation, and without additional compensation, notice, review, or approval.

No more than the stated number of prizes will be awarded. In the event that production, technical, mechanical, typographical, or any other reasons cause more than stated number of prizes as set forth in these Official Rules to be available and/or claimed, Sponsor reserves the right, in its sole and absolute discretion, to award only the stated number of prizes (previously not awarded) by means of a random drawing among all legitimate and eligible Prize claims.
Sponsor is not responsible for: (i) lost, late, misdirected, non-delivered, damaged, or illegible entries, emails, or other communications; or (ii) error caused by human and/or technological issue, omission, interruption, deletion, defect, delay in operations or transmission, theft or destruction or unauthorized access to or alterations of entry materials, or for technical, network, telephone equipment, electronic, computer, hardware or software malfunctions of any kind, or inaccurate transmission of or failure to receive entry information by Sponsor on account of technical problems or traffic congestion on the Internet or at any website or any combination thereof; or (iii) any injury or damage to user’s or any other person’s computer or mobile device related to or resulting from participating in this Sweepstakes. By participating in this Sweepstakes, each Entrant fully and unconditionally agrees to and accepts these Official Rules and the decisions of Sponsor, which are final and binding in all matters relating to this Sweepstakes. By participating in this Sweepstakes, each Entrant waives any right to claim ambiguity in these Official Rules. In the event of any inconsistency with any other materials, these Official Rules shall govern.
The failure or delay by Sponsor in enforcing any particular clause, provision, or aspect of these Official Rules shall not impact the validity, enforceability, or effect of any other clause, provision, or aspect of these Official Rules.
Except where prohibited, each Entrant agrees that: (a) any and all disputes, claims and causes of action arising out of or connected with this Sweepstakes or any prize awarded, or the determination of winners, shall be resolved individually, without resort to any form of class action; (b) any and all claims, judgments and awards shall be limited to actual out-of-pocket costs incurred, including costs associated with entering this Sweepstakes, but in no event attorneys' fees; and (c) they hereby waive all rights to claim punitive, incidental, consequential, and any other damages, other than for actual out-of-pocket expenses, and any and all rights to have damages multiplied or otherwise increased.
All issues and questions concerning the construction, validity, interpretation, and enforceability of these Official Rules, or the rights and obligations of each entrant, and/or Sponsor or Released Parties in connection with this Sweepstakes, shall be exclusively governed by, and construed in accordance with, the laws of the State of Utah without regard to conflicts of law/choice of law doctrine of the State of Utah or any other jurisdiction, and all proceedings regarding same shall take place exclusively either in a state or federal court located in the State of Utah. Each Entrant agrees to the jurisdiction of such courts and waives any right to change of venue or any like right.
